Flood - The Market Reaction

I've been looking at the Boulder market reaction to last year's flooding.   Consider the following...


There were 3x the number of sold listings that contained the word "flood" in Boulder County during the past six months (than the same period a year ago). As of this writing, there are more than a hundred listings that contain that word.     

Of the current listings which mention "flood," a full 55% disclose this in the broker comments but not in the listing description.   In other words, it's in the information provided by listing agents to buyers agents but typically doesn't appear in online or print information provided to the public.   If your broker doesn't tell you, you might not know about it until much later (like when you're already under contract).     

Just something to keep in mind when you're shopping real estate agents.   Choose one your can trust.
