Wanted: Unique Downtown Real Estate

Dear Blog Readers, 

A few months ago, we started working with a lovely couple with very specific real estate requirements. They're seeking property in close proximity to downtown Boulder, on a generously sized yet private lot. They will likely modify and remodel the property substantially to suit their family's needs, including an expansion of the square footage. The potential of the lot outweighs the quality of the existing structure.  

Much of downtown Boulder is in the historic district, which severely constrains remodeling potential. They would consider view lots on the Alpine-Balsam-Panorama peninsula, but these typically offer minimal privacy. This mostly leaves property on the western edge of town, from Rosehill to Newlands, although there could be pockets just outside the district.

p.s. For the past few weeks, we've been reaching out a small number of homeowners directly. I have also started contacting other top real estate brokers in Boulder.
