Boulder

Buttoned up, turn key, beautiful home in an awesome location with unobstructed views at the base of the foothills. This location offers easy access to restaurants and other retail at Holiday and Uptown, plus direct access onto Wonderland Lake open space.

Gunbarrel offers easy commuting into Boulder. This property has nice views over the ditch although buyers should confirm the nature of the "farmette." The view may not be protected from future development. Buyers should compare to 4279 Carter which is priced $200K lower and available for 50+ days.

Cheap entry point into Boulder real estate. Good location for a CU kiddie condo. Construction quality isn't the best in this development but it's functional for investment purposes. Investors should compare to Remington Post and Wimbledon.

This location is excellent if you want easy access to Chautauqua and a fast bike ride to downtown. Pre-war construction in one of Boulder's most cherished neighborhoods means that you shouldn't expect to do much of anything to the exterior. Interior could use some updates. Due diligence should include a close look at the electrical system. Fun fact: When I first moved to Boulder, I lived just one block over from this house.

Gold Run is an excellent location due to its proximity to CU and easy access to downtown (via the Boulder Creek path). Student density is high, buildings occasionally catch on fire, and when you analyze the comps (as I have many times), but sure to note the value differences between units that overlook the creek, have elevator, and garage access. The median sale price of 2 bedroom, 2 bath units at Gold Run increased 17.5% year over year in 2015. This one is priced about $35K over the median sale price but it's a top floor unit with a garage space. Louisville

An inexpensive 2 bedroom unit with great access to downtown Louisville. It's a quick drive to Boulder. Put it on the show list if you're a first time buyer or investor.

2262 Ella Court | $695,000 | More Details
A nice house in the North End, easy access to Hecla, and recent construction. Layout is solid, finishes are decent. This won't last long on the market.
Longmont

2012 Renaissance Drive | $889,000 | More Details
The Renaissance neighborhood has a lot of potential for long term growth. It's on the south west side of Longmont, which offers quick commuting to Boulder. It's near the new Village at the Peaks shopping center which includes Whole Foods (eventually opening in late 2016). There is plenty of nearby open space.
