Whisper Mountain Ranch | $4.5MM | Details
Long-time readers of House Einstein know that I'm not prone to hyperbole. So take what I'm about to write with that in mind.
This property is a once in a lifetime unicorn (video), not just because of its substantial size, privacy, and location - but because of its reasonable price. After you stop drooling, do the math. It's a bargain. You couldn't come close to acquiring the land and constructing a home of this magnitude at the asking price. Not in today's tightly constrained construction market.
Located just two miles away from Gold Hill, ~25 minutes from Boulder proper, this gorgeous mansion is also surrounded by 109 acres of land. Built on a knoll and surrounded by National Forest, it was the dream home for its creator. It also took 2.5 years to complete. An adjoining lot can be added for even more privacy.
Pro tip: The property was first listed in May at $9.0MM. At the asking price, I believe it's significantly undervalued. We also have reasons to believe the seller may be quite motivated. Call me for a private showing and more details. 303.746.6896.
775 Kalmia | $6.7MM | Details
Located just north of Newlands, this stunning house features a generous 8,500 SQFT of luxury finishes. It's located in an exclusive enclave of high-end homes. Water rights, a detached studio, and an indoor lap pool are included.
Why Take A Second Look? 775 Kalmia has been on the market 5+ months with only one price reduction. It also has no recorded mortgage history, i.e. it's all equity. The lot size is 1+ acres and it's not in the flood plain. Minutes from downtown and very, very private location.

2363 Keller Farm | $1.7MM | Details
Constructed in the late 80's, this five bedroom, fourth bath has over 5,000 SF of finished space across four levels. Somewhat private lot, adequately sized, and it backs to the Farmer's ditch (water rights included). The seller has owned it for only two years and is now offering it for $200K below her purchase price. Creative financing options may also be available.
1077 Canyon Blvd #201 | $1.75MM | Details
When it was built eight years ago, the Arette set the standard for luxury condos in Boulder. This particular two bedroom, three bath is on the second floor and features a generous 1,958 SQFT, plus two parking spaces in the secure garage. It has views, although the listing photos leave much to be desired. The seller acquired the property in April '14 for $1.5MM. It's been on the market since May with one price reduction. No recorded mortgage in the records. Pro-Tip: Before you write an offer, ask your broker to take you to see #208 for comparison and be sure to review the sales history. Also, ask about the notorious community space located between the Arette and the St. Julien.
Looking for a tier 1 location? It's hard to beat 8th and Pearl. From your front door, you'll have access to Boulder's best restaurants, shops, and city events. Spruce confections, purveyor of devilishly delicious pastries and baked goods is also dangerously close. Mt. Sanitas trails are a short walk away. This luxury unit is a one bedroom but also has a flex/office space that could be converted into a second bedroom, for guests. One garage space. It's been on the market for over a year with one price reduction.
