A completely renovated bi-level in a solid location in Table Mesa. We toured it on behalf of clients relocating to Boulder from the west coast. They gave it serious consideration but ultimately decided to pass. Overall, the house was impressive with nice finishes. I had some concerns about the stucco but otherwise it was in turn-key condition. It sold for $100K over asking after only a few days on market.

The market for South Boulder remains strong. This ranch with a full basement was tastefully updated. It features four bedrooms, two baths and about 2,200 finished SQFT. The one car detached garage was slightly oversized and heated. It sold for $799,304 (5% over asking). 

Ranch style homes of all sizes are popular in Boulder because the work well for a wide variety of potential owners. They're also a solid structure to expand and renovate, as proven by dozens of pop-tops over the years

Wellman Creek is a tidy development, just south of the new research buildings on the CU Campus. It's a smart choice for anyone affiliated with the university and has far lower student density than most other options - great for professionals and academics. Constructed in the late 90's, the designs are also typically more functional and energy efficient. This particular unit has four baths, three beds, 1,754 SQFT, and a two car garage. Compare it to an entry-level house (like 610 S 45th above) minus the usual exterior maintenance. Units at Wellman Creek tend to sell quickly. Don't wait to see it.

1124 Main Street | $625K | Details
Historic homes in exceptional locations never seem to go out of style. They evoke warm memories of time and place from a not so distant past, which is why our community goes to great lengths to protect and preserve them. Grover Cleveland was President when this two bedroom, one bath, was built in 1896.  It's on the National Register, so forget about any plans for additions. What you see is what you get. On the inside, it appears well preserved and tastefully improved. The exterior could use a little attention. There might be an opportunity to improve curb appeal and unlock additional value. Main Street gets a steady flow of traffic but the tradeoff is proximity to downtown. Due diligence: The usual issues found with historic homes. Take a close look at the foundation, electrical system, and mechanicals. Downtown Louisville also has historic mines beneath the surface.

CU Boulder Rental Portfolio | $10MM+ | Details
Heads up. A Boulder landlord is clearing their holdings. Together, these properties feature ~ 50 bedrooms, 21 bathrooms, 44 parking spaces, and over 31,000 total square feet. There may also be the possibility to add additional bedrooms to the properties. Total rental income is forecast to exceed $480,000 for the 2018-2019 school year.

Buyers should carefully evaluate these homes, especially pre-war properties for the usual issues that impact historic structures. The cost to upgrade and comply with Smart Regs, ability to maintain grandfathered status for high occupancy, and many other potential due diligence areas should be considered.
