A Vibrant City Summer [Denver - Fresh Listings]

--- by Sophie Kloor

Happy official Summer! Despite the rain, inventory remains steady throughout Denver County. Buyers have a wider range of selection throughout various price points as we are seeing longer days on market and reduced competition across the board. That said, well priced and intelligently marketed properties are still moving quickly, but not as rapidly as previous years.

As of last month, active detached Denver County inventory was up +8.8% from the previous year, while attached dwelling inventory was up a significant +23.1% from the previous year.

Days on market was up +23.5% for detached properties year over year, and a substantial +41.7% in the attached market.

This week I've selected a fun variety of single family homes, townhomes, and condos throughout different neighborhoods. Ready for some fresh real estate? See below!

Fresh Listings

1070 N Humboldt Street | $4.5MM | Details

One of the epic Humboldt Island homes is for sale. Also known as the Humboldt Historic District, this exclusive pocket of only 25 homes sits between 10th and 12th Street and directly borders the west side of Cheeseman Park. The area was designated a historic landmark in 1972, and is listed on the National Register of Historic Places. Simply put, these residences preserve a major part of Denver history!

This mansion was built in 1905 and designed by the Danish born Baerresen Brothers who were prominent Denver architects. It has 8 bedrooms, 6 bathrooms, 11,000 sqft, and a massive .38 acre lot - a rarity in Capitol Hill. This Neoclassical home boasts astounding elegance and beauty throughout. Now is your chance to own a rare piece of rich Denver history.

160 Glencoe Street | $2.69MM | Details

This brand new Hilltop masterpiece is a striking modern abode, spacious and luxurious enough for the pickiest of buyers. New construction in Hilltop is becoming more common, as modern design dominates much of the elite and high end neighborhood. This residence is complete with 6 bedrooms, 7 baths (for each day of the week!), and 5,700 sqft. It sits on a decent size lot on a quiet interior street within Hilltop. It's also a right next to the lovely Robinson Park.

Due diligence: Although Hilltop is a gorgeous neighborhood, residents must be car dependent for most errands. There is a lack of nearby retail, and you must head to Cherry Creek or Glendale for most shopping and dining. If luxury amenities and walkability are key to you, consider Cherry Creek North instead.

1764 Blake Street | $1.57MM | Details

This LoDo property offers generous retail space with a luxury residence above, all in an incredible location on Blake St. The main and lower floors are currently used for retail businesses. Live in a great historic building, and offset your mortgage with rental income from a retail tenant or two.

Due diligence: HOA is high at $900/month. It covers a clubhouse, community pool, exterior maintenance with roof, snow removal, and tennis courts, all onsite! Parking is limited to one covered carport space.

1950 N Logan Street #1201 | $1.28MM | Details

A rarely available penthouse unit in one of the tallest buildings in Uptown. City views and every amenity you could need are within a short distance of your front door. The finishes are fine, but could use an update, not to mention new flooring throughout. Includes a private elevator and two car spaces in the garage.

345 S Forest Street | $750K | Details

This bright mid-century home on the southern edge of Hilltop comes at a more affordable price point. 3 bedrooms, 3 baths, and nearly 2,500 sqft with vaulted ceilings and a simple, functional layout. No HOA, plus easy commuting to downtown or DTC. One car garage, but also one carport space for coverage. I sold a condo nearby earlier this year, and I'm a big fan of this location.

4495 Xavier Street | $630K | Details

Berkeley is charming, family friendly and walkable to parks and the vibrant Tennyson St. This adorable bungalow offers a bright and updated interior on a decent size corner lot. At this lower asking price for the neighborhood, it's no wonder they have a submission deadline of tomorrow evening.

1792 Wynkoop Street #301 | $575K | Details

This dreamy LoDo loft is incredibly on point. The crisp modern finishes mixed with exposed brick, natural light and warm wood beams create the perfect mix of hip and historic. The HOA is low for the area and includes 1 garage parking space. Take into account the killer location one block from Union Station and you've got a winner!
