Originally listed at $925K and quickly went under contract in January, but the first deal fell apart due to unknown reasons. We viewed in June when it was listed at $899K. Our clients were interested from an investment perspective.

The house itself is sizeable and family-friendly, with a classic floor plan. It's also at the lower-end of the market for Niwot. Although it can be difficult to find rental comps, our research suggested that with a few mild updates, it was a marketable rental.
In September, the seller capitulated and cut the price to $869K. From this point, the listing history becomes confusing. It appears that it went under contract again, but the second deal also fell apart. It was then available for a single day in October before a third buyer locked it down. It sold at the asking price with a $2,500 concession.
