November and December | Anything Goes?


Welcome to November in Boulder real estate. 

The last two months of the year are typically slow . If you're shopping for a home, on average, you can expect slightly more than 50 new houses to hit the market this month and about half that in December (pink circle).



The condo and town home market follows the same pattern (chart above), however note the elevated level of new listings hitting the market on the right side of the chart. As discussed in our recent analysis of market conditions, it looks like this influx of attached dwelling inventory might be a short-term opportunity for buyers. So far, it's resulted in better selection but not a wholesale drop in pricing.  

If you're thinking that condos and townhomes are likely to see a sustained downturn, my crystal ball says it's not likely. As long as education remains a top priority for Americans, Boulder's market should do better than most. 


Then again, this is 2020. With a possible 12 more months of Covid chaos ahead, and who knows what's about to happen in tomorrow's historic election.... it's best to remember Cole Porter.
