I’ve been keeping an eye on this property since it was first listed in 2017. Goose Point Ranch is a luxury, 90’s era, subdivision located just south of Lagerman Reservoir. I used to drive past it on a near daily basis, when we lived nearby. There are only a handful of houses, all on large parcels, surrounded by what appears to be open space (some of which is actually held by the developer, albeit with restrictions).
Very little of the finishes appear to have been updated since 7047 Goose Point was built in 1995. The architectural design is traditional and enduring, but the new owner will likely gut the interior.
It’s notable primarily because this property crossed the $2M threshold with a modest lot size (less than 5 acres) and no water rights. Of course, the generous size of the structure helps - almost 7,000 SQFT with 7 bedrooms, 7 baths.
Pro-tip: Don’t buy a farm or ranch property without water rights, unless you truly have no intention of ever doing anything agricultural on the property.
