Deal Notes 
This two bedroom, two bath was originally listed last August for $715,000. The market overlooked it, and the seller began cutting the price. We swooped in when the price had dropped below $700,000 and negotiated it down an additional $12,000. From a due diligence perspective, the biggest challenge was understanding the HOA and risks associated with a historic building.
