Another “hot listing” that our clients wisely passed on. This particular house was simply too small, and the follow-on capital required to make it more livable wasn’t tenable. The photos also looked far better than the home presented in person. Several sections of paint appear to have been applied over weathered wood, which probably should have been replaced. The “updates” during the seller’s tenure were almost all of such nature, limited (although they look good from afar). The seller acquired the home in November of 2019 for only $685,000. The deal closed for $915,000, or $65,000 over asking.

Even when there are multiple offers anticipated, don’t skip the low hanging fruit when it comes to due diligence. We sure hope the buyer talked to the adjacent neighbor about the shared driveway and dispute over the easement.
