If you look at recent land sales in Newlands, directly to the south, suddenly the value starts to make sense - provided you plan to build that larger 4,600 SQFT home.
1310 Linden was on and off the market since July of 2019. It finally closed on June 1st for 27.5% below the original asking price of $2.92M. Given how the rules are in flux for what’s possible in Boulder, we would advise the new owners to break ground as soon as possible.
