There are only a handful of Cape Cod style houses in Martin Acres, most are clustered together near this part of the neighborhood. This one lacked a basement and was located on a busier street. The first buyer locked it down after only four days on market, but terminated for undisclosed reasons. After a series of price changes, and nearly two months on market, the second buyer lobbed in a low offer and was successful in negotiating a 5.9% discount to the asking price. This deal is a good example for how bargains can sometimes be found, even in this strong seller’s market. Despite the busy location, this transaction is both a hopeful story for potential buyers and a cautionary tale for potential sellers.
