Why Is It Notable?
We've talked about Charles Haertling many times on our blog and in this newsletter. He was one of Boulder's most prominent architects, and his designs remain iconic today. Most of his homes are quite attractive, Usonian, and blend into the background of their settings. Some are less functional than others. Some have horrific deferred maintenance. Because of the Haertling nameplate, almost all will still sell for a substantial premium compared with other homes of similar function and location.

According to a 2011 Daily Camera article, "The Wilson House was designed in 1968 for University of Colorado professor Richard Wilson and his wife, artist Helen Wilson. An arsonist set fire to the house in 1973 and the Wilsons sold the remains to Haertling, who rebuilt the home using the original plans. He lived there until his death in 1984."
Mostly in original condition, a near museum piece to the late 1960's in terms of finishes and design, the house featured four bedrooms, three baths, and covered parking for two vehicles. Listed at $1.85M (intentionally low), it drove intense buyer interest and sold for $2.23M (nearly 21% over asking).
