Overpriced when it was listed in late July for $2,065,000, the seller came to their senses after a month cut the price. About a week later, they capitulated and accepted $1.83M. Depending on a host of factors, the developer/owner will likely retain the existing foundation. Expect to see to see a radical transformation in the next 12-24 months.

When it comes to luxury homes, there is a strategy for intentionally overpricing a listing. If you're patient, it might still yield a solid offer, but you'd better be prepared to wait. It's not our recommended approach, except perhaps for turn-key, brand new construction. We usually prefer to price it right from the start.
