What's New at House Einstein?

It was an active week for the team.

-On the buy side, we advised a client on new construction condos versus older Boulder developments. In the end, the value proposition at Velo Condos was a clear winner compared to older options.  Our client is now under contract on a very attractive, one bedroom unit. Due diligence for the acquisition included an evaluation of the impact of proximity to the county jail, municipal airport, Valmont bike park, and proximity to the buyer's place of employment. The inspection was yesterday and went well. We're not quite through our rescission period as yet, but it looks likely the deal will go through. 

- We helped another relocation buyer beat multiple offers for a two-story home in Arapahoe Ridge. The home is being sold by the original owner and will need some updating, but the deal story is really about the bidding war.  At some point, we may include how it went down in our upcoming series on closed deals.

- We put a third buyer under contract on a gorgeous newer home in Westminster. The neighborhood has a bit of a Prospect feel to it.  After an exhaustive search, we think we finally nailed it for this relocation buyer.  Upon retirement, these clients want to be close to their adult daughter in Boulder. This one checks the box.  

Question: How does a listing agent choose between multiple offers?  Hint: It's not always about the price. 

- Our listing on Chinook Way, just north of Baseline Reservoir, was delayed a week as the owner addresses pre-listing maintenance and repair items. This home is located in the Ridglea Neighborhood, and the new owners will be eligible to get on the waiting list for membership in the Baseline Reservoir - it's a highly popular and exclusive amenity to access the water. Per our advice, the home has been inspected by one of the most reputable and well regarded inspection companies in Boulder. The owner will be sharing that inspection with potential buyers, and their response to inspection, prior to accepting offers. The listing should go active this week and be available for showings to qualified buyers this weekend. 

Remember: Transparency = trust = smooth transactions = higher sale prices.  This is why we pay for inspections for our listings.  When we represent sellers, our goal is to maximize price and minimize the risk of the deal falling through.  Our system for that is to obsess over presentation and pricing and to practice clear communication with all interested parties.  

- We had an unexpected delay for closing on our Westwood condo listing.  After some consideration, our seller decided to grant a small extension. Take home lesson: sellers are usually not under obligation to extend loan contingencies and closing dates. There's a reason we recommend local, highly reputable lenders with a track record. 


- On the content side, we published a few new videos that we’ve been working which highlight the pros and cons of each neighborhood in Boulder.  The series is called "Things You Need To Know"  as in line with our mission to help buyers and sellers make smarter real estate decisions.

As of this writing, videos are available on ChautauquaNewlands, and Table Mesa.  Although the House Einstein blog has existed (in one form or another) since 2005, we're relatively new to the video game. But we are making substantive improvements with each video we produce  Check out our channel.
