What's New at House Einstein?

The team took a bit of a breather over Thanksgiving. Most of our buy and sell side deals under contract are moving smoothly towards closing.

In new business, we inked a listing agreement for an amazing property in Frasier Meadows, but it won't formally be on the market until the Spring. What I can share with you is that it's an architectural mid-century gem, on par with the best Haertling or Wagener, and with historic ties to Boulder. It's also located on a generous and extremely private lot.  As it happens, this listing is perfect timing. We just wrapped shooting our latest Things You Need To Know video on Frasier Meadows.  We'll likely have it out next week. 

We also added another listing to the mix - an affordable housing property in Wellman Creek.  At House Einstein, we typically represent several affordable housing buyers and sellers a year in Boulder, all with the same service level we provide our market rate clients.  As a principle, our goal is to help our buyers and sellers make smart decisions. We work with clients at all price ranges. We choose our clients based on the opportunity to add value and help them succeed in their real estate goals, not on the size of their wallets.  

What's Happening in Local Real Estate?

Normally, the week of Thanksgiving is a quiet time.  Accordingly, only a handful of interesting listings came to market, but if you were napping on the couch, you missed out on some interesting options - including a rare waterfront property on McIntosh Lake.

Preliminary data shows we're looking at a strong end to November and into December. As of this writing, more than 60% of listed properties are under contract in Boulder and Denver. As the month wraps up and all sales are recorded, we'll provide a market update, likely next week. 

As for the properties in this week's newsletter, there are two flips to consider: a notable sale and a currently available home. We also discuss a high-end, luxury home with stunning views but a potentially traffic impacted location.  As always, we welcome your feedback.
