Why Notable?  
A mostly remodeled and updated two-story, about a half block from Chautauqua. The bedroom count and size was adequate for most buyers, and the remaining remodeling was rather minimal (bathrooms). Priced at just under $3M, we're surprised to see the bidding war drove the price over 10% above list. Then again, there's very little inventory, and capital markets are absolutely flush with cash. Boulder real estate is rarer than ever, and there's very little chance of supply expansion in the near-term. This home checked so many boxes, it's not a surprise the buyer paid a premium. It's just a surprise that the premium exceeded 10%.   


Note: We sent this to one of our buyers, but they felt the parking situation on the street was untenable.
