Why Notable?  
A three bedroom, two-bath in Arapahoe Ridge. Oddly, the listing describes this property as both a ranch and a tri-level. We see a ranch with a partial walk-out basement. Finishes were not original to the construction date in the mid 60's, but also not far off, either. The sunroom addition was a popular and cheap upgrade in the 70's. Most of the ones that haven't been torn down are in dreadful condition.

As far as the location goes, Arapahoe Ridge is a worthwhile option for buyers to consider. The lot sizes are a bit more generous, and the neighborhood park typically only sees activity from residents (i.e. pocket park). The schools are decent, and if you happen to work at BCH or Ball, it's an incredibly convenient spot. McKinley does see quite a bit of traffic and might also be subject to traffic noise from Foothills Parkway.
