This home checks a lot of boxes for mountain home buyers. It's in the Gold Run subdivision, in close proximity to the historic mining town of Gold Hill. Built in the late 90's, the overall design has held up well and it sits on a generous 3.9 acre lot. An open and functional floor plan, with all bedrooms on the main, probably helped but the views were the key factor driving the sale. 

Deal notes: 240 Dixon was listed in early May and quickly found a buyer. There was apparently quite a bit of demand for the property. When the dust settled, the deal closed for $250K over list, cash. This is somewhat shocking premium given the current market softness. 

Due diligence: When you're shopping for a mountain property, thorough due diligence should go well past aesthetics. There are many things you should consider that aren't readily apparent including fire mitigation, fire defensibility, boundary issues, road maintenance, well, septic, and winter access.
