3631 Eldorado Springs Drive was listed at $5.7M in June. It was available for only a few days before going under contract but took another three months to close. Likely that extended closing schedule was because the seller's family needed time to clear out the estate.
What makes this spot so special? Not only being adjacent to a spectacular piece of open space (and the Mesa trail), it's at the mouth of Eldorado Canyon and in a riparian corridor. With South Boulder Creek running through it, the summers are cool and the wildlife abundant. It's extremely private and yet only a few minutes drive into the City of Boulder. The property officially went under contract four days after listing and sold for 14.8% above list.
Lesson: It can take years to find the right patch of land for a dream home, and likely the buyer of this property had been looking for a long time. Smart buyers are patient and willing to pay a premium when the right property arises - yes, even in a cooling market. It's doubtful we'll see this property on the market again, at least not during my lifetime.
