2795 14th St [Boulder Notable]

 2795 14th St | $2.18M

Originally constructed in 1925 with a large addition in the 1980’s, this three bedroom, three bath was recently renovated. Located on a busy corner in North Boulder. Acquired in May of this year by the seller for $80K over list. Unclear why it came back to market.

Due Diligence: This property is just down the street from the high density Alpine Balsam project, set to break ground shortly. It will be subject to increased traffic.

Deal Notes: Listed in late September, the property was under contract within days, and lucky for the seller, the deal closed at the same price as it was acquired only a few months prior. Given their short tenure, it’s remarkable that the seller was able to get their money back (less commissions and other transaction costs) and a testament to the strength of our local market, even during a downturn.
