It’s unclear what the full story is here, but the seller was clearly motivated to take a huge haircut. Likely it was a personal matter or perhaps a work relocation.
The home was first listed at $6.5M in April. A few months later, it was put up for auction with an initial starting bid of only $3M. This resulted in a steeply discounted sale price, and it’s what makes this sale so notable, in my opinion. Auction listings can be a terrific bargain for a buyer but typically a serious loss for the seller. The market clearing price at the very end of the year is rarely one that puts a smile on a seller’s face.
The location itself is one of my favorite spots in Boulder County - featuring gorgeous views to the City of Boulder in the west and close proximity to Louisville open space. It’s a private and little known spot, especially for those unfamiliar with the Boulder market. After our first sale on the street, quite a few years ago, I’ve kept a close watch on this neighborhood.
The house is rich with eye candy and high end features. From a functional perspective, it contains four bedrooms, six baths, and a moderate 5,200 SQFT. It was also just completed. The deal closed at only $3.35M, more than $3M below the original list price. Ouch.
