BOULDER NOTABLE SALE: 3007 10th St | $3.8M
- Listed at $3.8M last June, this gorgeous six bedroom, six bath Newlands property hit the market just as the downturn gained steam. It sat all summer and fall before being pulled from the Boulder real estate market in December.
- Sifting through last year’s expired/withdrawn listings, an enterprising agent showed it to buyers nevertheless. It went under contract pre-listing on January 15 and closed just ten days later. This is a technique we strongly recommend in December and early January. Even as of this writing (January 27), a large number of homes that were pulled from the market last year have not been re-listed as yet.
- We showed this to our clients last year. While it featured a gorgeous interior and large floor plan, our buyers ultimately passed due to the unconventional layout.
Deal notes: The seller was willing to accept $3.7M last fall. It was not disclosed why the buyer needed to pay $100K more. Sometimes it’s necessary to offer an incentive to scoop a property pre-market - even if it’s been offered for less in the past. In any event, homes of this size (+5,500 SQFT) are rare in Newlands due to the compatible development ordinance. A 2.7% premium to lock it down was probably well worth it.
