  • Located only a 15 minute walk from the Mercantile, this mountain home features three bedrooms, four baths, and about 3,100 SQFT. Constructed in the early 90’s, it also has a large detached workshop. Finishes are unremarkable, but there are ridgeline views visible from many rooms of the house. It's a very nice (and easily accessible) primary or second home in the mountains.
Deal notes: On the market about a week before an offer was accepted, the deal closed for $50K (5.9%) below list. The seller also contributed an additional $20K in concessions for an undisclosed reason, and there were reduced commissions taken out of the deal, an important detail for when this property is used as comp.

Due diligence: After many years of selling mountain property and owning one myself, the checklist is long for any home in the mountains. Buyers should be prepared to contend with much higher insurance costs, a mindset of managing fire risk, and thoroughly exploring potential issues that include water quality/safety, commute times, winter access, surveys, and neighbor disputes. If your agent whitewashes any of that, you know what to do.
