What's New?
- At House Einstein, we've had a strong launch into the spring real estate season, but overall the market continues to struggle. Year over year, sales volume was down 11.1% for single family detached houses in Boulder County last month and down 17.1% for attached townhomes and condos. In Denver, detached single family house sales were down 22.5%. Townhomes and condos were down 36.3%. In Summit County, sales volume for single family houses was down 24.2%. Townhomes and condos were down 13.3%.
- Statistically, the market is seeing a slow down. On the ground buyers are still challenged to find attractive homes at every price point. This results in sporadic bidding wars for very attractive properties while others can sit on the market for months without an offer. This is why it's so critical to see property first-hand. There's no short-cut to deep market knowledge.
- Our latest listing at 3118 Galileo Lane featured both a listing video and a neighborhood video for Noble Park. This property is now under contract. We've now produced videos for many of Boulder's neighborhoods, forming a neighborhood guide series on YouTube. Typically videography of this quality is only found for the very high-end of the market. I'm now including optional videography for every one of my listings, irrespective of price point.
- While I'm on the subject of exciting content, be sure to check out Sophie Kloor's new video on Denver's City Park and surrounding neighborhoods, and Ian Steinmo's 1Q Market Update. Our goal is to educate buyers and sellers about neighborhoods, market conditions, and due diligence.
- We've relaunched the House Einstein Podcast in a simpler format. It's now focused on real estate topics instead of community businesses. You can find it on Google Podcasts, Apple Podcasts, and many other platforms. We'll also publish the video from the podcast on YouTube.
- On a personal note, my wife and I took a week off in March for Spring Break. We explored parts of New Mexico including Taos, Santa Fe, and Truth or Consequences. Along the way, we caught up with old friends, soaked in hot springs, swam in reservoirs, and did some desert hiking. Thanks to the wonders of Starlink, lithium batteries, and a portable solar array, I also worked during this trip. It allowed me to write offers and handle negotiations. Photos on Insta.
- This newsletter is time intensive to write, compared with other forms of content. As a strategy, going forward I'll simplify and shorten this newsletter during busy periods. With two closings and two new listings in the production schedule for this week, this will likely be a shorter edition.
