Why Is It Notable?  

We took a very serious interest in this house and represented buyers who participated in the bidding war. It’s a well executed second story addition and renovation in Old North Boulder, with tall ceilings on the main and a nice wrap around, south-facing deck. The location offers easy walkability to the retail center at Ideal. The layout had some quirks, like an upper level lounge area, but overall it was a very attractive home. The finish quality of the kitchen was a little subpar for this price point, but otherwise it checked a lot of boxes for our clients.

This deal and several other recent sales have established a new price threshold for homes that have been mostly demolished and rebuilt, save for the foundation and sections of the framing. This particular sale had the Realtor community buzzing, and we had several follow-up discussions with the other Realtors who submitted offers.

P.S. Don’t feel sad for our clients. We found them a home that blew this one away in every way imaginable, including from a value perspective. Occasionally, things happen for a reason.
