It's bittersweet to see this listing go. It was one of the first for which we utilized our new video marketing and the third sale for which we've represented these clients. The house itself is historic and beautifully updated inside, while retaining its character. The location is just out of the Mapleton Historic district, with easy access to downtown restaurants, North Boulder Park, Ideal Market, and Mt. Sanitas open space.

It's a historic yet functional house, featuring a rare two car garage with rooftop deck, located just out of the District. We extensively analyzed market conditions and comparable sales between Newlands, Mapleton Hill, and Neikirk-Stewart before settling on the list price. The market bore it out, and 805 Dewey sold for a tidy $15K over list. 

P.S. When you see giant premiums paid over list price, it's either inadequate analysis by the listing agent or an intentional strategy for a fast sale. Typically, it's the former. You'll see a few examples in the notable sales below.
