What Makes It Notable?  

When it comes to  market demand for historic design, this one underscores the point. Although not actually historic, the architects at Coburn took cues from Victorian homes to ensure this home blends in well with the surrounding neighborhood. Located on Lover's Hill, a short walk to downtown, the house is also on an elevated perch with views of the Flatirons from the upper level and, to some extent, from the front porch. Most of the bedrooms are on the upper, as most buyers prefer. There's still a useful office/bedroom on the main and one on the lower level.

The listing agent did a great job of slowing down the frenzy of buyer interest and allowing the full market to tour the home.  In the current environment, a lot of homes are going under contract before the full market can even see it. This not only increases the risk of the deal falling through, it increases the risk of a fair housing discrimination claim and potentially leaves money on the table. This summer, we had a listing that went under contract three separate times to buyers who rushed their offer and later pulled out for reasons that were previously disclosed. Many buyers are treating offers as low cost "options" to buy. This is why west coast agents use a two week marketing period, pre-inspect their listings, offer a full disclosure packet to potential buyers, and accept no contingencies in the contract.
