- Knollwood is a tiny and little known neighborhood in Boulder, tucked just south of the Mt Sanitas trailhead. Although only steps from downtown, it’s also in unincorporated Boulder County (for now). There’s some probability the city will annex Knollwood in the near future.
- Constructed in the early 70’s, this home will likely be extensively remodeled by the new owner. Two-stories are generally easy for a remodeling project and the lot size and adjacent home sizes should support an addition.
- The property backs to city owned open space, just below the Red Rocks Spur Trail. Proximity to Mt Sanitas is generally perceived as a positive, although owners should expect a lot of traffic on nice weather days and the occasional random person trying to camp on open space. The Academy Project near the entrance to the neighborhood is now nearing completion.
