Although there wasn't anything sexy about the updates, they weren't done with profit in mind. The roof, sewer line, and HVAC system had all been recently upgraded. System updates are often better than cosmetic ones. They point to a well maintained home.
Deal notes: Listed at $1.5M in September, the seller cut the price substantially in early October. It took another month for a buyer to lock it down, negotiating an additional 3.5% below the list price.
